Chicago prices up, sales down. The citywide median hit $390K, up 8.3% from September 2025, while closed sales fell to 1,656 from 1,812. With 2.1 months of supply, low inventory is still pushing prices up.
The north side is the tightest market in the region. Lincoln Park had 1.0 month of supply, Lake View 1.1 and West Town 1.2. Lincoln Park homes went under contract in a median of 7 days.
Bidding is alive in the north suburbs. The median Northbrook sale closed at 102.5% of list price and Highland Park at 102.3%; most other suburbs closed right at 100%.
Biggest year-over-year gains (30+ sales): Logan Square +39.1% (more single-family homes sold this year), Evanston +20.5%, Arlington Heights +15.0% and Glenview +14.7%.
Where buyers have room: the Near North Side (River North, Gold Coast, Streeterville) took a median 26 days to sell, closed at 98.8% of list and has 2.8 months of supply. The Near West Side median slipped 6.0%.
Get fully pre-approved before you tour in Lincoln Park, Lake View, West Town or the north suburbs. Good homes there are going in about a week, often at or above asking. Downtown condos and the West Loop are where you can still negotiate on price and credits.
With under 2 months of supply in most of these areas, a well-priced, well-prepared home is selling in one to two weeks. The market still punishes overpricing: on the Near North Side homes sat longer and sold below list. Price off this month's comps, not last spring's.
